Gig Harbor is one of the higher-priced submarkets in Pierce County, and the reason is geography. The Tacoma Narrows Bridge puts the city within a short drive of Tacoma employment while keeping it physically separate from it, and the harbor itself — a working maritime waterfront with a fishing heritage that predates the bridge — gives the downtown a character that suburban Pierce County cannot replicate. Buyers pay for that separation, and the price gap between Gig Harbor and comparable inventory across the Narrows is persistent.
The market divides into several distinct tiers. Downtown harbor-front and harbor-view property occupies the top, followed by gated and semi-gated golf communities such as Canterwood, then the newer master-planned inventory on Harbor Hill and along the Borgen Boulevard corridor, then the older rural-residential and acreage property spread across Artondale, Rosedale, and out toward the Key Peninsula. These tiers do not share comparables cleanly, and treating them as one market is the most common mistake in Gig Harbor appraisal work.

The streets ringing the harbor hold the city's most sought-after residential addresses, mixing historic cottages with substantial renovated homes and a handful of newer builds. Value here is driven by harbor view quality, tideland and moorage rights, and walkability to the Harborview Drive commercial strip. The comp pool is thin by design — these properties turn over infrequently — so appraisers routinely have to reach back further in time and adjust for market movement.
Canterwood is a gated golf community northeast of the city center with larger homes on larger lots and its own set of value dynamics. Golf-course frontage, lot size, and the age and finish level of the home drive the spread. Because the community is internally consistent and reasonably active, paired-sales analysis works well here — but Canterwood comparables do not translate to non-gated Gig Harbor inventory without significant adjustment.
The Harbor Hill area north of SR-16 carries most of Gig Harbor's newer construction, including master-planned neighborhoods, retail, and the medical campus. Housing here is predominantly post-2005, design standards are consistent, and the comp pool is the deepest in the city. Buyers trade harbor character for convenience and newer systems, and the value relationship between Harbor Hill and downtown-adjacent inventory is a recurring appraisal question.
Artondale, west of the city center toward Wollochet Bay, mixes established subdivisions with larger rural-residential parcels and pockets of waterfront. Lot size, water access, and utility service vary widely within short distances, and school assignment within the Peninsula School District matters to buyers. Appraisers here often bracket a subject between suburban and rural comparables and must explain the reasoning clearly.
The Rosedale and Crescent Valley areas north and west of downtown retain a rural character with acreage parcels, outbuildings, and occasional agricultural use. Well and septic service is common. Value here is driven by usable acreage, topography, and outbuilding utility more than by house finish level, and comparables frequently come from unincorporated Pierce County rather than from within Gig Harbor city limits.
Fox Island, reached by its own bridge, and the eastern edge of the Key Peninsula sit at the far end of the Gig Harbor market. Waterfront and view property dominates the value conversation, but so does access — commute distance, bridge dependency, and utility availability all discount otherwise comparable homes. These assignments require an appraiser who understands how buyers price remoteness in this specific corridor.
Water is the first variable and it is not binary. A no-bank waterfront parcel with usable beach and moorage, a high-bank parcel with stairs and a spectacular view, and a water-view parcel two streets up are three different products at three different price points, and the county assessor's records rarely make the distinction clearly. Tideland ownership, shoreline condition, and dock permitting status all belong in the analysis.
The Tacoma Narrows Bridge toll is a real and often overlooked factor. Buyers commuting to Tacoma or Joint Base Lewis-McChord price the daily toll and the bridge backup into their decision, and it contributes to the value gradient between Gig Harbor and Pierce County submarkets on the eastern side of the Narrows. School assignment within the Peninsula School District, utility service — city sewer versus septic — and marine view orientation round out the list of factors that separate otherwise similar homes.
