Private and
relocation appraisals

We appraise homes for owners, families, advisors and relocation companies across five Puget Sound counties, with the scope set by the decision you face. Call (425) 967-3498 or request a quote through our form.

Why order a private appraisal?

Because a decision needs a defensible number and no lender is ordering one. Common reasons:

  • A cash purchase or private sale
  • A transfer between family members
  • Buying out a co owner, partner or sibling
  • Trust funding and retirement planning
  • Litigation, bankruptcy or mediation
  • Deciding whether to sell, remodel or hold

Tell us what the appraisal has to support and we will suggest the scope.

Do you take relocation appraisals?

Yes. We take relocation assignments from relocation management companies and employers across King, Pierce, Snohomish, Kitsap and Thurston Counties, written on the form and instructions each company sets.

Gerry Allard spent time as Chief Appraiser for a national appraisal management company, a role built around reading other appraisers' work. So our relocation reports explain comparable choices and adjustments before a reviewer has to ask.

If you are the transferee, you will meet the appraiser even though you did not order the report. Have your improvement list ready and point out anything unusual.

Private and relocation appraisal questions

What does a private appraisal cost?
It depends on the home and the scope you pick, and we quote it before any work starts. Typical turn time is 7 to 10 days.
Can I use a private appraisal for a mortgage?
Usually not. Lenders order their own appraisals to keep the appraiser independent. A private report is for your own decisions.
How is this different from an online estimate?
An online estimate is a statistical model that never saw the house. A private appraisal is inspected, researched and signed, and you can hand it to a lawyer, CPA or buyer.
Will you appraise a condo or townhome privately?
Yes. Condos, townhomes and every other attached dwelling type are well known ground for our team.
