FHA
appraisals

We appraise homes for FHA insured loans across five Puget Sound counties, covering value and HUD's property standards in one report. Lenders and AMCs can request a quote at (425) 967-3498 or through our form.

How is an FHA appraisal different?

It answers two questions: what the home is worth, and whether it meets the property requirements in HUD's Single Family Housing Policy Handbook 4000.1, which HUD last updated on August 12, 2026. When something falls short, the appraiser reports it and says what needs fixing.

Gerry Allard has trained dozens of appraisers over three decades. On our FHA files, each required repair is described plainly enough for a contractor to fix and a lender to clear.

What does our FHA report cover?

01
Value and property standards together
One report that answers both of the underwriter's questions.
02
Repairs written to be cleared
When a repair is required, the report says what it is and where.
03
Condos and attached homes
Our team is very experienced with condos, townhomes and every other attached dwelling type.
04
Delivered when we say
Typically 7 to 10 days depending on scope, with updates while the file is open.

How can a seller avoid FHA surprises?

Get the basics ready before the visit:

  • Keep water, power and gas on so systems can be tested.
  • Clear access to the attic and crawl space.
  • Repair broken windows, doors that won't latch and damaged roofing.
  • Scrape and repaint peeling paint, and add missing handrails.

None of this changes how we value the home. It changes whether the report comes back with repair conditions attached.

FHA appraisal questions

What does an FHA appraisal cost, and how long does it take?
The lender's order sets the scope and we quote from there. Turn time is typically 7 to 10 days.
Is an FHA appraisal a home inspection?
No. It checks the home against HUD's minimum property requirements, a narrower list than a full inspection. A buyer should still hire an inspector.
What if the appraiser finds a problem?
The report names the condition and the repair. The lender decides how it gets cleared before closing.
Who orders an FHA appraisal?
The lender, usually through an AMC. Buyers and sellers can ask the loan officer which appraiser was assigned and when the visit is set.
