Central Lacey and the Woodland District

The core around College Street, Pacific Avenue and Lacey Boulevard. The 2003 joint plan called it close to capacity, so new homes here are infill and get compared with houses their own age first.

Hawks Prairie

Around Marvin and Hawks Prairie Roads near I-5. The city zoned 500 acres here for industry in the 1990s, and warehouses filled it, so reports on nearby homes name the closest warehouse.

Horizons

South Lacey around College Street and Yelm Highway. The 2003 plan projected growth from 8,420 residents in 2006 to 13,370 by 2025, so subdivisions of different ages sit side by side and build year steers the comp search.

The Lakes

Long, Pattison and Hicks Lakes, mostly outside city limits. Long Lake owners have funded Lake Management District No. 19 since 1987. Frontage, view and shared access each get their own line in the report.

Tanglewilde and Thompson Place (unincorporated)

County land ringed by Lacey and split by Martin Way, Thompson Place to the north and Tanglewilde to the south. The 2003 plan called it built out, so older resales make up the comp pool.

Every Lacey area name we could confirm

  • Chambers Prairie One of the two early settlements, along with Woodland, that merged into Lacey during the 1950s; Chambers Lake carries the same family name.
  • Meadows (unincorporated in the 2003 plan) Growth area by the Martin Way and Marvin Road interchange, counted outside city limits when the joint plan was written, so we check today's boundary first.
  • Pleasant Glade (unincorporated) North of Pleasant Glade Elementary, where the 2024 draft joint plan says costly sewer extension has kept building slow for twenty years.
  • Mushroom Corner (unincorporated) The pocket at Steilacoom Road SE and Marvin Road SE beside I-5, counted inside the Tanglewilde-Thompson Place census area.
  • Martin Way corridor Zoned as a mixed use, high density corridor, with the Carpenter Road crossing marked for redevelopment, so a house beside it may sit next to future apartments.
  • Pacific Avenue and Sleater Kinney Road Named in the draft joint plan for a mixed use arterial zone, which is why we read the zoning on any lot that fronts either road.
  • Saint Martin's University area Homes around the Benedictine campus founded in 1895, where we note whether a property is owner occupied or a rental before matching sales.
  • Meridian Campus A name labeled on the 2003 joint plan map; the plat and any association documents are pulled from county records before we compare.
  • Horizon Point A development labeled on the 2003 joint plan map, kept apart from the wider Horizons planning area when comps are chosen.
  • Lake Lois and Chambers Lake shoreline Smaller lakes inside the growth area, where we check how much of the shore is wetland before calling a lot lakefront.
  • Panorama A not for profit retirement campus at 1751 Circle Lane SE, begun in 1963 on the old Chambers Packing Company site, now 140 acres with over 800 homes, where residency terms are read before any sale counts as a comp.
  • Seasons and McAllister Park (unincorporated) The 2003 plan says McAllister Park won court approval for several hundred homes on septic before the city brought sewer, so we confirm which one a house uses.
  • McAllister Springs Geologically Sensitive Area (unincorporated) About 1,616 acres of the growth area under special zoning, where the 2024 draft plan says sewer cost has held back building.
Local knowledge

What moves home values in Lacey?

Start with the boundary. A Lacey mailing address does not mean city limits, and the 2024 draft joint plan says much of the county growth area went up in the 1960s on septic systems now dated. Lake frontage, nearby industry and Martin Way zoning come next. Manufactured homes on rented park lots stay in their own comp set.
