More Federal Way neighborhoods and nearby unincorporated areas

• Northlake Annexed in 2004 and named for North Lake, so permits older than that may sit in King County files and we read both before counting an added room.
• East Redondo The part of the Redondo area that Federal Way took in during 2004; the original Redondo village by the water belongs to Des Moines.
• Parkway The third of the 2004 annexations, and a place where King County records can still hold the permit history for older homes.
• Buenna One of the earliest settlements on the west side, with a schoolhouse built the same year as Adelaide's, and a local guide places it just east of Adelaide.
• Marine Hills North end hillside where a local guide counts ranch, split level and mid century modern houses, so floor plan type shapes the comp search as much as size.
• Campus Highlands Centrally located, with mostly two story homes from the 1980s and 1990s per a local guide, which makes builder and plan the first match we look for.
• Alderbrook A central neighborhood that a local guide dates mostly to the 1980s, where interior updates usually split otherwise similar sales.
• Madrona Meadows South central Federal Way, built mostly from 1980 to 2000 per a local guide, so a house from either end of that span can need a different comp set.
• Laurelwood North end homes from the 1960s and 1970s per a local guide; on houses that age, roof, windows and heating system get written up in detail.
• Lakota The name on Lakota Middle School and on a Lakehaven treatment facility shown on the city map, and we note any sale that sits next to the plant before using it.
• Twin Lakes Golf Course The course itself shows on the city's map inside Twin Lakes; lots along it are compared with other course lots first.
• Dumas Bay The Dumas Bay Centre and Dumas Bay Sanctuary Park sit on this west side bay, where shoreline and bluff homes need the hazard map checked before any view adjustment.
• Lakeland North (unincorporated) Outside city limits, bordered by Federal Way on the south and west and Auburn on the east, with 13,663 people at the 2020 Census; the city began studying annexation in April 2026.
• Lakeland South (unincorporated) Also outside city limits, holding Fivemile Lake, Trout Lake, Lake Killarney and Lake Geneva, with 13,169 residents counted in 2020.
• Star Lake (unincorporated) Named on the city's potential annexation map east of town; sales here are county parcels and labeled that way in our reports.
• Camelot (unincorporated) Another place name on the annexation map outside city limits, so we confirm the parcel's jurisdiction before pulling city comps.
• Jovita (unincorporated) East of the city on the annexation map, so we read the legal description and confirm jurisdiction before choosing comps.
