Kent incorporated in 1890, the first King County town outside Seattle to do so (HistoryLink). The 2020 Census counted 136,588 people, about 24,000 of them added by annexing Panther Lake in 2010.

North Park sits just north of Kent Station, with older houses beside the BNSF tracks. Some lots near the ShoWare Center are zoned for townhouses and condos, which can lift land value under an older home.
Condos and homes line the Green River here. A 2015 levee setback ran an inspection easement through condo common areas, so we read HOA documents and the current flood map.
Kent's largest lake sits on East Hill off Kent-Kangley Road, ringed by homes and a city park. Wetland rules cost a 2008 shore plat some lots, so we confirm what a lake lot can build first.
This northeast area, roughly SE 192nd to SE 240th Street, was unincorporated King County until July 2010. The county permitted older additions, so we check its records before counting the space.
Hill or valley comes first; those houses rarely compare. On the valley floor we check the FEMA flood map in force on the date of value; the Kent Reporter wrote in 2016 that levee accreditation would take properties behind the Green River levees off it. Then lake frontage, condo assessments and station area zoning.
