Tenino grew up around an 1872 Northern Pacific station and incorporated in 1906, per Wikipedia. The 2020 Census counted 1,870 people, and the 2010 Census counted 740 housing units. Recent sales in a town that small are scarce, so most reports reach into south Thurston County and explain each comp.
Listed on the National Register in 2004, the district covers about three acres along two blocks of Sussex, which carries SR 507 traffic. A historic preservation overlay covers it on the 2012 zoning map, and we note whether a parcel falls inside.
Tenino's comprehensive plan says most pre 1940 homes sit near downtown in these two plats, and its assessor table dates 115 homes to 1900 through 1919. A century old house can hide foundation or wiring work, so same era sales in similar condition come first.
The city annexed West Tenino, about 264 acres of farmland including Lemon Hill, in 2007 and planned it as a master planned community. The plan maps Mazama pocket gopher and Taylor's checkerspot habitat there, so we check how much of a parcel can be built on.
The plan places most flooding near Scatter Creek, City Park and Huston Street, as the 1997 flood showed, and land within 200 feet of the creek falls under shoreline rules. We read the flood map for each home here.
Land inside the growth boundary but outside city limits is planned jointly with Thurston County, and the 2016 to 2036 plan proposed a net gain of about 69 acres. We confirm city or county jurisdiction before choosing comps or describing sewer and water.
Age and condition come first. The plan's assessor table puts nearly 31 percent of homes before 1940 and about 20 percent at 2000 or later, so a remodeled 1910 house and an untouched one can sit blocks apart at very different values.
Utilities come next. The city draws water from shallow wells, opened its treatment plant in 2009, and serves homes through grinder pumps; the owner maintains the line from pump to house, so we note the pump. Flood exposure near Scatter Creek and slope on the sandstone hillsides also count.
