The 2020 Census counted 48,161 Bothell residents, about 60 percent in King County and 40 percent in Snohomish County (Wikipedia). The county line decides the assessor and the records we pull, so we check it first.

Bothell neighborhoods and what each one asks of an appraisal

Downtown Bothell

Wikipedia reports the downtown rebuild began in 2010, moved SR 522 by 2013 and added about 1,300 apartments and townhouses by 2020. Older houses now sit beside new attached buildings, and each type gets its own comp set.

Canyon Park

Wikipedia says the 1992 Canyon Park annexation, about 11,400 people, made Bothell a two county city. Its zoning code sets new streets, block frontages and floor area ratios for denser building, so we read what nearby land allows as well as the plat.

Country Village, Lake Pleasant and the 527 corridor

This subarea follows the Bothell-Everett Highway. It takes its name from Country Village, the themed shops open from 1981 to 2019, and the code allows R 4,000 zoning near 240th Street SE. New small lot homes are not comps for older large lot houses.

Fitzgerald and 35th Avenue SE

Parts of this subarea sit in the North Creek Protection Area, where city code adds water flow and wildlife rules and some land carries low impact development zoning. A big lot gets credit only for what those rules let an owner build.

Waynita, Simonds and Norway Hill

South Norway Hill and the NE 160th Street area, about 3,980 people, joined the city in 2014, per the Bothell Reporter. The Riverside and Rivershores manufactured home parks and the I-405 interchange at Juanita-Woodinville Way are here too, so home type and freeway exposure steer the comps.

The rest of Bothell's 17 zoning subareas, the 2014 annexation pieces and the unincorporated areas

  • Bloomberg Hill Its northern part, about 405 residents, became city land in the 2014 annexation.
  • Brickyard Road and Queensgate A subarea named for Brickyard Road; sales on the same road and zoning come first before we look farther out.
  • Canyon Creek and 39th Avenue SE Listed beside Canyon Park in the city code but zoned under its own chapter, so its sales are not lumped in with the business park area.
  • Damson and Logan One of the subareas carrying fruit names, where a recent sale on the same block outranks a newer house a mile off.
  • Filbert and Winesap Its own chapter of the zoning code with figures of its own, so we check the exact zone before judging whether a lot could be split.
  • Hillside Estates A tiny 2014 annexation area, home to about 39 people when the city took it in.
  • Locust and 14th Avenue W A subarea on the west side street grid; comps with matching lot size and street type are pulled before wider searches.
  • Maywood Island Eight residents lived in this pocket when Bothell annexed it in 2014.
  • Maywood and Beckstrom Hill The code's Lower Maywood district mixes R 8,400, R 4,000 and R 2,800 zones, with an overlay for the Green Acres mobile home park on 15th Avenue SE.
  • North Creek and NE 195th Street The whole subarea is one North Creek Valley special district with caps on hard surfaces, and the code bars car links from 112th Avenue NE into Maywood.
  • Queensborough, Brentwood and Crystal Springs The code coordinates driveway access along 9th Avenue SE and sets special rules for the southeast corner, so access is described on the site page.
  • Shelton View, Meridian and 3rd Avenue SE Home to the Northwest Mobile Estates manufactured home park on 228th, with commercial zoning west of SR 527 north of 240th Street SE.
  • Thrasher's Corner and Red Hawk A named subarea on the city map; we confirm the parcel is inside city limits, because nearby Bothell addresses can be county land.
  • Westhill Most of the 2014 annexation landed here (Magnolia Dairy, North and South Westhill and three small islands), so permits issued before 2014 are searched at King County too.
  • Bothell West (unincorporated, outside city limits) A Snohomish County census place with 22,015 people in 2020 and Bothell mailing addresses but county government.
  • Bothell East (unincorporated, outside city limits) Split from the old North Creek census place in 2010; it counted 13,970 people in 2020 and remains under Snohomish County.
