• Bridle Trails (Kirkland side) Kirkland wraps the north and west edges of 489 acre Bridle Trails State Park, once ringed by stables, so a barn or arena on a lot is described and valued separately.
• Cedarbrook A small community between Juanita and Totem Lake on the rexmont broker index, compared first with sales on its own streets.
• Artessa Kirkland Listed by rexmont as townhome style housing near services and commuter routes, so the comp search starts with attached sales.
• East of Market Streets above downtown on the uphill side of the Market area, where we note how far each home sits from the lake view line.
• Everest A city neighborhood association named for Everest Park, the field that hosts the Junior Softball World Series.
• Evergreen Hill (Kingsgate) Kingsgate's neighborhood association goes by Evergreen Hill; the area joined the city on June 1, 2011, and held 4,424 housing units at the 2000 Census.
• Finn Meadows A north end enclave close to the Finn Hill trails, per rexmont, where lot slope is checked against county topography before comparing.
• Forbes Creek Named for the creek that drains about a quarter of Kirkland through 22 wetlands, so buffer lines get a look on any lot near the stream.
• Highlands On the plateau above downtown, per rexmont, with its own association that meets at the city maintenance center.
• Holmes Point Lakeside streets along Holmes Point Drive NE on Finn Hill, the same road as O.O. Denny Park.
• Juanita Pointe Condos and townhomes near Juanita Village on the rexmont index, valued against other attached sales in north Kirkland.
• Lakeview A city association whose hillside homes look out over Lake Washington; the size of that view is rated from inside the house, never from the listing photos.
• Market Hillside blocks just north of downtown with Heritage Park at the edge, and its association meets in Heritage Hall.
• Norkirk Directly north of downtown, per rexmont, a short walk from Marina Park and the Cross Kirkland Corridor trail.
• North Juanita Annexed with Finn Hill and Kingsgate in 2011, so remodel permits from before that date are pulled from King County.
• North Rose Hill Joined Kirkland in 1988, and the two branches of Forbes Creek start on Rose Hill, so drainage on a lot is part of the site review.
• South Juanita Listed by Wikipedia as a Kirkland neighborhood; lower Juanita came into the city in 1988, two decades after most of Juanita.
• South Rose Hill Shares one association with Bridle Trails, meeting at Ben Franklin Elementary, and also joined the city in 1988.
• Viridian at Holmes Point Homes near the Holmes Point shoreline and open space, per rexmont; we confirm whether a lot has lake rights or only lake proximity.
• West of Market The lakeward slice of the Market area above the waterfront, where a block or two can change the view a great deal.
