Port Gardner and Rucker Hill

Most surviving Port Gardner homes date from the 1900s to the 1920s, per Historic Everett. Rucker Hill, around the 1905 Rucker Mansion, is a historic district, so original detail and remodel quality carry real weight.

Riverside

Everett's oldest neighborhood, northeast of downtown, built mostly in 1892, 1900 to 1910 and the mid 1920s. I-5 split it in the early 1960s; we note which side a home is on and whether the historic overlay applies.

Delta

North of downtown, inside the cleanup zone for the Asarco smelter (1894 to 1912). Ecology replaces lead and arsenic soil at qualifying yards and has finished more than half of about 700 upland homes. Reports state each lot's status.

Lowell

A logging camp in 1863, platted in 1873 and annexed in the 1960s, on the Snohomish River's west bank. HistoryLink describes modest homes, a few from the 1890s, so updates get checked room by room.

Silver Lake

The 104.3 acre lake lies entirely inside the city, per Snohomish County. Lakefront, lake view and a house two blocks back are three separate comp searches.

Boulevard Bluffs

Southwest Everett from Phillips Creek to the Mukilteo line, with bay and Olympic views the city notes. We rate the view from inside the house, since bluff lots a few doors apart can differ.

  • Bayside Takes in downtown, the Port of Everett and Naval Station Everett, so homes here sit beside offices, the marina and the Navy pier.
  • Cascade View A South Everett neighborhood just north of Everett Mall.
  • Evergreen A residential South Everett neighborhood with its own association on the city map.
  • Glacier View An older residential area south of downtown, where house age makes condition the first comparison.
  • Harborview-Seahurst-Glenhaven Three older residential pockets south of downtown grouped under one association name.
  • Holly Mixed use on the city's south edge, so a home's nearest neighbors may be shops or offices.
  • Industrial Named on the city's neighborhood map; a home here is checked against its zoning before any comp is chosen.
  • Northwest Northwest of downtown, home to Everett Community College and one of the city's historic districts.
  • Donovan District Cottage style homes Edward Donovan built near Providence Hospital, inside the Northwest neighborhood.
  • Norton-Grand historic overlay City design guidelines cover the Norton and Grand avenue corridor from Pacific Avenue north to 3612 Norton.
  • Rucker-Grand historic overlay Covers Rucker and Grand avenues from about 10th Street to 24th Street under the city's historic design standards.
  • Riverside historic overlay Virginia and Baker avenues from Everett Avenue to 19th Street, plus Victor Place and Leonard Drive.
  • Baker Heights Inside Ecology's smelter cleanup area, with a redevelopment planned for about 1,500 mixed income units.
  • Pinehurst-Beverly Park A South Everett mix of homes and other uses joined under one association.
  • Smith Island Mostly farmland and industry behind about seven miles of levees, with little housing, per the city basin plan.
  • South Forest Park A residential area close to downtown, named for the park it borders.
  • Twin Creeks The area around Everett Mall, mapped as its own neighborhood, where traffic and retail frontage go into the site description.
  • Valley View Southeast Everett, with Sylvan Crest and Larimer Ridge included under the same association.
  • View Ridge-Madison West and southwest of Forest Park; the 1959 annexation of 900 acres near Madison Street was the city's largest at the time.
  • Westmont Southwest Everett, mostly multifamily, so attached sales make up much of the comp pool.
  • Eastmont (unincorporated) Outside city limits but surrounded by Everett, with 24,059 people in 2020; we label county sales as county sales.

Age and site decide value in Everett. A Riverside house from 1892, a Delta lot in the smelter cleanup area and a Smith Island parcel behind levees share a city name and little else, so comps stay in the same neighborhood and era until the sales run out.
