Old Town

The original town site sits between Port Gardner Bay and 5th Street (Wikipedia), with early 1900s cottages, mid century ramblers and new custom houses on hilly streets (Homes.com). Next to the ferry terminal, view, grade and dock traffic are judged house by house.

Harbour Pointe

Building started in 1978, the first phase finished in 1989 with the golf course, and the city annexed it on March 26, 1991, adding 4,779 residents (Wikipedia). We stand on the lot to confirm course frontage or a Sound view before choosing any comp.

Harbour Pointe Boulevard condos and townhomes

Listing addresses put The Hamptons at 5300, Martha's Vineyard at 5500, The Fairview at 11801 and Front 9 at 12303. Each has its own dues and reserves, so resales inside the same complex come first.

Chennault Beach

Wikipedia lists it among the city's subdivisions; a marina proposed here in 1983 was turned down. Recent listings sit on 62nd and 63rd Place W. We check whether a lot has a water view, recorded beach access or neither, whatever the name suggests.

Olympus Terrace

This subdivision borders Big Gulch, the city's largest conservation area at 180 acres. Gulch edge lots are checked for slope, trees and any critical area buffer, then set against flatter lots nearby.

  • Possession Ridge Attached units at 8221 53rd Avenue W, north of Harbour Pointe, with Mukilteo addresses we still match to the parcel's city status.
  • Saratoga Ridge Townhome units on 80th Place SW, a short walk from Possession Ridge, which makes the two natural comps for each other.
  • 2025 annexation area About 84 acres south of Paine Field between the Speedway and Beverly Park Road, added to the city on July 16, 2025, so older records may still show it as county land.
  • Picnic Point (unincorporated, outside city limits) A census designated place of 9,768 people in 2020 that shares the Mukilteo School District; its sales are labeled as county sales.
  • Wind and Tide (unincorporated, Picnic Point) Homes.com places this Puget Sound view pocket inside Picnic Point, with 1960s to 1980s houses and Edmonds mailing addresses.
  • Lake Stickney (unincorporated, outside city limits) Part of Mukilteo's urban growth area with 15,413 residents in 2020, served mostly by the Mukilteo School District and partly by Edmonds.
  • Lake Serene (unincorporated, outside city limits) Also inside the urban growth area, though listings here carry Lynnwood 98087 addresses.

What changes a Mukilteo home's value?

View comes first. The city sits on bluffs cut by gulches, and Mukilteo Lane closed in 2008 after severe erosion (Wikipedia), so slope gets checked on site. Paine Field restarted passenger flights in March 2019; local sales, not assumptions, decide whether flight noise or Speedway (SR 525) frontage moves price.
