The city started in 1949 on an abandoned airstrip, per HistoryLink, and incorporated in 1954. The 2020 Census counted 21,286 residents. Light rail reached Mountlake Terrace station at 236th Street SW on August 30, 2024.

Town Center

Between 220th and 236th Streets around Veterans Memorial Park. The 2019 plan allows buildings up to 12 stories, so an older house here gets a zoning check and a look at whether the lot is worth more as a site.

Cascade View

The north side, once called North Terrace, from I-5 east to the Brier line, with the high school campus. Mostly houses, plus condo buildings near 216th Street; house and condo sales stay in separate comp grids.

Cedar Terrace

Formerly East Terrace, east of the Town Center and 60 acre Terrace Creek Park. Apartments and condos line Cedar Way; a house backing onto the park trails gets that noted.

Gateway

South of the Town Center near SR 104. HistoryLink says some original 1949 two bedroom houses still stand near the 236th Street exit, so we measure on site and never copy square footage from records.

Lake Ballinger

The southwest corner between the Interurban Trail and I-5. Edmonds holds the west shore, and the city's side includes 42 acre Ballinger Park. Lakeside homes flooded in 1997 and 2007, so flood zone status is checked first.

Condo communities and older names you will see on Mountlake Terrace records

  • Melody Hill The northwest planning neighborhood, on a hill west of I-5 and north of the lake, where office parks, light industry and apartments sit among the houses, so the site description names whatever borders the lot.
  • Axis Condominiums Two addresses on 48th Avenue W near 213th Street, so resales inside the same buildings are the first comps we pull.
  • Cedarwood Park Condominiums Units at 4409 216th Street SW near the Lynnwood line, matched on floor level, parking and monthly dues.
  • Lake Village Attached homes at 22703 Lakeview Drive, where the declaration shows whether a unit is a condo or a fee simple townhome before any comp is chosen.
  • Villaje De Madera A condominium at 22107 66th Avenue W, west of the freeway, with the association budget and reserves read into the file.
  • North Terrace The old planning name for Cascade View, still printed on some older documents and listings.
  • East Terrace What Cedar Terrace was called before the city renamed it, useful to know when an older appraisal or title report uses it.
