Redmond incorporated in 1912 and grew mostly by annexation, starting with Education Hill in 1951 (HistoryLink). The 2020 Census counted 73,256 residents.
North of downtown, between Redmond-Woodinville Road and Avondale Road. The city calls it one of Redmond's oldest areas, mostly built out under big trees. One lot looks over the Bear Creek Valley, the next sees only firs, so views are rated in person.
Redmond south of NE 60th Street, home to Microsoft's headquarters since 1986, where older houses sit near newer townhomes and condos. Below about NE 40th Street the Bellevue School District takes over, so we confirm the district first.
The city's main growth center, with the Sammamish River on its west edge and a station since 2025. New condo buildings stand a few blocks from 1960s to 1980s houses, and the two never share a comp set.
West Redmond between Redmond Way and NE 60th Street. The city plan puts mostly 1960s houses in the northwest, 1960s and 1970s cul de sacs in the southeast and condos across half the northeast, so build era steers the comps.
East of downtown along Avondale Road. Condos line the west hillside, houses fill the middle, and Perrigo Park and the Keller Farm keep the rest open. Salmon run in Bear and Evans Creeks; we check lots for stream buffers.
The west shore of Lake Sammamish around Idylwood Park. Lakefront lots rarely sell; most homes sit on the hill above. Frontage, view and beach access are priced separately, each from its own sales.
Jurisdiction first. Redmond mailing addresses reach past city limits into Redmond Ridge and English Hill, so we confirm the city line and school district before choosing comps. Then view, frontage, creek buffers and house versus condo. Four light rail stations opened in 2024 and 2025 (Wikipedia, 2 Line), and nearby sales are few, so we read each one before deciding whether a short walk shows in price.
